Summer is only a couple of weeks away, and if you have not already performed some homeowner maintenance on your unit, it is time to do so. In fact, you should be completing homeowner maintenance on a monthly basis. But it’s never too late to start!

Thermostat Settings
Your first stop on our summer AC checklist is your thermostat. Make sure you are not setting the temperature too low. Your air conditioner can only cool your home about 20° lower than the outdoor air temperature. That means if it is 90° outside, your AC can cool your home down to 70°. But that still doesn’t mean you want to choose a setting so low.
In fact, the US Department of Energy recommends that you don’t set your thermostat lower than 78° during the summer for cooling. For many homeowners, this can feel exceptionally warm. But, any degree closer to that is a step in the right direction. Keep in mind that each degree set your thermostat higher will help to lower your energy costs and reduce wear and tear on your AC this summer.
Air Filter
Check your current air filter and see how dirty it is. You also want to read the instructions for your air filter and verify how often you need to change it out. Most filters are rated to be changed once a month or once every three months. Still, you want to check on your air filter regularly and make sure it is not particularly dirty. If it is, you may want to change it out a little bit sooner. Your air filter plays a crucial role in keeping your air conditioner clean, as well as maintaining good airflow. If the filter is too full, all of those particles are blocking airflow into the system. Without good airflow, your home will never get as cool as you expect it to.
Outdoor Unit
Your final stop is at the outdoor portion of your air conditioning unit. Since it is exposed to the elements year-round, you may need to clean it off periodically. You can do this by using gentle water pressure from your water hose to spray the outside down – no need to take it apart. As you spray it down, you may notice a lot of dirt and grime filtering out. Next, you can get a closer look at the fins where heat and humidity escape outside. If any are bent or clumped together, you can gently separate them using a fork or ruler. They are very fragile, so be careful.
